Haydn & Rollett delivered a series of upgrades to Sika’s Roma Road facility, creating fit-for-purpose office and warehouse support spaces alongside a new standalone dangerous goods bunker. The works included the fitout of an existing office, a new operations office and meeting space within the warehouse, and associated partitions, glazing, ceilings, finishes and building services.
Central to the project was the construction of an approximately 105m² dangerous goods bunker, providing Sika with a dedicated and compliant facility for the safe storage of hazardous materials. The specialist structure incorporates 240-minute fire-rated precast concrete walls and roof, together with heat detection, ventilation, civil works and modifications to the surrounding yard.
Constructing the bunker within a constrained, live industrial site required careful planning around Sika’s day-to-day operations, existing services and interfaces with the main building. Disruptive activities were programmed around quieter operational periods, with clear separation maintained between construction and tenant areas.
To provide crane access for the installation of the precast panels, a section of the existing canopy was temporarily deconstructed and reinstated once the bunker structure was complete. Regular communication and considered staging enabled the wider facility to remain operational throughout construction.
The completed project has improved Sika’s operational functionality and warehouse support spaces while providing secure separation and compliant storage for dangerous goods.
