An existing level-one commercial tenancy at 510 Mt Wellington Highway was refurbished to create a modern, flexible workplace with greater appeal to prospective tenants.
Haydn & Rollett Property Services helped Centuria establish the initial scope before Tplus Architects developed the detailed design and finishes specification. The refurbishment opened up the existing layout and included a raised replacement ceiling system, new timber-framed walls and linings, upgraded LED lighting, relocated ventilation grilles, bathroom fixture upgrades, and comprehensive patching and painting.
A new tenancy entrance and access-control system improved the presentation and accessibility of the space. Fresh finishes, generous natural light and defined carpeted and timber-look flooring areas created a clean, adaptable environment ready for a future tenant to configure.
As with any refurbishment, opening up the existing building introduced an element of uncertainty. Any issues identified during demolition and construction were communicated promptly, allowing decisions to be made efficiently while protecting Centuria’s budget and the agreed programme.
Completed on time and within budget, the refurbishment has transformed a dated office into a bright, market-ready tenancy designed to support long-term leasing.
